Six Headlines Moving the Luxury Market

Fall 2026 : What Sellers in Alamo, Danville, San Ramon and Dublin Need to Know

Macro trends affect everyone, and buyers feel them first. Rates, the Fed, the stock market and insurance costs all shape who is shopping and what they can pay. As we analyze our micro market of Alamo, Danville, San Ramon and Dublin, we track those national trends closely so we can adjust strategy for the buyers who are actually out there.

Here are the six headlines moving the Tri-Valley luxury market this fall, and what each one means if you’re thinking about selling.

1. Mortgage rates reached 7.4%, the highest of 2026

The 30-year fixed rate averaged 7.4% for the week of October 8, according to Freddie Mac. A year ago it was 6.34%. Rates have climbed every month since February, from a monthly average of 6.05% to 7.34% so far in October.

What it means for sellers: Higher rates hit jumbo loans hardest, so fewer buyers qualify at $2 million and up. Expect more requests for a seller credit toward a rate buydown instead of a price reduction. The two can land very differently for both sides, so run the numbers on each before you respond.

2. The Fed raised rates, then hiring slowed

On September 16, the Federal Reserve raised its benchmark rate to 3.75–4.00%, its first increase since 2023. Then the September jobs report showed just 29,000 jobs added, and the odds of another hike fell to about 20%.

What it means for sellers: The next Fed meeting is October 27–28, and rates will keep moving up and down around it. If your home is ready to list, you can catch buyers in the windows when rates dip.

3. Tech stocks pulled back

Many buyers in the Tri-Valley fund their down payments with stock. On October 8, AI stocks led a selloff that pulled the Nasdaq and S&P 500 into the red.

What it means for sellers: When portfolios drop, buyers get cautious and ask for more contingencies. A well-priced, move-in-ready home gives them fewer reasons to hesitate.

4. California’s FAIR Plan rates went up 29.1%

The California FAIR Plan is where homeowners go when regular insurers drop or refuse them. Its average rates rose 29.1% on October 15, and about half of policyholders will see increases of 30% to 50%. The number of homes on the plan has more than doubled since 2022, from roughly 272,000 policies to 684,000.

What it means for sellers: If your home sits on a hillside or a wooded lot, get an insurance quote before you list. Buyers will ask about coverage early, and having the answer ready keeps a deal moving.

5. Luxury demand is holding steady

Nationally, the luxury market is holding up. In August, the median sold price for single-family luxury homes rose 4.5% year over year, days on market fell 25.7%, and luxury sales rose 1.72%, according to the Institute for Luxury Home Marketing.

What it means for sellers: Buyers are still out there, but more homes are coming on the market. Condition and pricing decide which ones sell.

6. Close to home: three towns up, Dublin down

Here’s how median sale prices compare with a year ago in our four markets:

Median home sale prices in Alamo, Danville, San Ramon and Dublin, fall 2026 vs. a year ago.

What it means for sellers: Prices are splitting town by town. Dublin homes are taking 10 days longer to sell than a year ago and are closing under list price, while Alamo and Danville continue to climb. Pricing to your own street matters more than any regional headline.

Macro trends move buyers. Your micro market moves price.

Selling the same way regardless of market conditions isn’t a strategy. The best outcomes come from adjusting the levers that matter right now: price, terms, timing, preparation and presentation.

Our four-part process is built for exactly that:

  1. Launch Readiness

  2. Design & Staging

  3. Marketing & Exposure

  4. Luxe Open Houses
